Reconfiguring space is about redesigning the experience. ― DEEP SENSE and renovation, and retrofitting

What determines the value of a building?

In the past, newness, facilities, and design were the main criteria for evaluation. However, now the market is changing from a “build-and-sell” era to a “use-and-live” era. For homes, offices, and commercial facilities, the important thing is not to rebuild, but to enhance the value of existing assets.

What becomes important here is:DEEP SENSE / ENGINEERINGThis is my way of thinking.

When people think of renovation, many of them think of updating the interior design or upgrading the equipment. Of course, these are important aspects. However, the value of a space is not determined by its appearance alone. It is the experience that people actually have when using it—feeling comfortable, relaxed, and able to concentrate—that also greatly influences the value of a building.

In the future era of stock utilization, not only visible changes but also invisible performance will become important.

Even in the same building, there are times when you feel “comfortable for some reason” or “cozy for some reason.” The difference is likely due to environmental qualities such as sound, vibration, and tranquility. Users are not aware of this, but they unconsciously assess the space.

DEEP SENSE / ENGINEERING focuses on these invisible performance characteristics. Even without significantly changing the space itself, it is possible to enhance the perceived value. There may be opportunities for creating new value in this way.

We call this idea "Environmental Quality Retrofit"They call it."

Retrofitting is the process of adding new features and performance to existing buildings and facilities to enhance their value. Traditionally, the focus has been on improving earthquake resistance and energy efficiency. However, in the future, retrofitting that enhances the value people feel will likely become more sought after.

For example, by creating an environment of sound and vibration. By enhancing tranquility and comfort. By improving the ability to concentrate and the sense of well-being. These efforts can be implemented without significantly changing the structure or purpose of the building.

To improve value, large-scale renovations are not always necessary. By making the most of existing assets, we add only the necessary performance features. This reduces investment costs while enhancing user satisfaction. As a result, buildings can have a longer lifespan and resources are used more efficiently.

We’re not just looking at the building itself; we’re also looking at the people who spend time there. What kind of experiences do they have? From that perspective, we look at the space.

Instead of destroying buildings to increase their value, we find, refine, and bring out the existing value. Then, as we add the necessary performance later on, we evolve them towards the future. That is our concept of retrofitting.

The renovation we need in the future is not just an update; it is about improving the user experience and unlocking the building’s underlying potential.

It changes not only the appearance but also the way we feel. It changes not only the space but also the experience.

The renovation of space is a redesign of the experience.

That is the "environment quality retrofitting" that DEEP SENSE / ENGINEERING aims to achieve.
